2-pipe vs 4-pipe fan coil units: differences and which to choose

Fan coil units are connected to the system using one of two layouts — 2-pipe or 4-pipe. This determines whether the system can heat and cool at the same time, and how much it costs. Here’s the difference and how to choose. For the basics, see What is a fan coil unit.

2-pipe fan coil units

A 2-pipe unit has one supply and one return. At any given time the system circulates either warm or chilled water; switching between heating and cooling is done centrally (seasonally) for the whole system.

Pros: simpler installation, lower cost, fewer pipes. Cons: cannot heat some rooms while cooling others.

Best for most residential and smaller commercial buildings.

4-pipe fan coil units

A 4-pipe unit has separate heating and cooling circuits, so each fan coil can receive both warm and chilled water at any time.

Pros: simultaneous heating and cooling in different rooms; maximum comfort and flexibility. Cons: higher cost, more complex installation, more pipework.

Best for larger buildings — hotels, offices and malls — where different zones need different modes at once.

Which to choose

  • If seasonal switching is enough (heating in winter, cooling in summer), a 2-pipe system is the most cost-effective.
  • If the building needs heating and cooling in different zones at the same time, a 4-pipe system is required.
